Are you licensed ?
Yes, the premises is licensed and regulated as a Resort Condominium by the Florida Department of Professional Regulation.

How many people will the condo accommodate ?
The condo has a maximum occupancy of 8 guests - 6 people can sleep in the bedrooms and 2 can sleep on the pull out sofa. This occupancy maximum must be strictly adhered to (with no exceptions), as the Insurance Policy is specific in this detail. If it is found that guests are in breach of this requirement, guests will be asked to leave the premises immediately and no monies will be refunded, for any part of any remaining vacation time, due to this violation.

What is the Minimum Stay ?
Three nights

How much is it to confirm a reservation ?
A deposit of 25% of the rent must be paid at the time of submitting the Booking Form to confirm the reservation.  This deposit is non-refundable. Upon clearance of the payment, the booking will be confirmed by email.

When must the full balance be paid ?
The balance must be paid 30 days prior to the commencement of the rental date.  We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of a cheque not being honoured by the bank on which it is drawn we will make a charge of £10 / $15 to cover the bank charges and our administration costs. How can I pay ?
We accept Credit Cards and Paypal. Checks will be accepted, but must clear the bank before booking can occur.
What if i need to cancel ?
If a guest wishes to cancel the booking he should advise the Owner immediately by telephone followed by confirmatory email or letter. The Owner shall be entitled to retain all payments already made and to recover, if not already paid, the balance of the hiring charge as follows:
     Deposit – non refundable; 
     30 to 15 days notice: 50% of the total rental charge ;
     Less than 15 days notice: 100% of the total rental charge.

Is there a security charge in case of any damage ?
No we do not charge, we hope that guests treat the condo as their home and trust that they are honest with us about any damage.
Where do we pick up the keys ?
When you have paid the full deposit we will give all information regarding collection of keys.
Is the condo cleaned daily ?
No, our condo is cleaned before your arrival and after you depart.  If you require a mid-stay clean, this can be arranged however there will be an charge for providing this service of approximately $70.
Are there cleaning supplies ?
We provide basic cleaning items and vacuum cleaner.  As this style of vacation is classed as self-catering, you will be responsible for other needs, such as soap etc. There is an on-site sundry shop and supermarkets and grocery stores close to the resort.
Is the condo non smoking ?
Yes, In accordance with Florida State Law, our condo and communal areas are designated No Smoking areas. No smoking is permitted inside the condo.
Do you allow pets in your condo ?  
No, we do not allow pets in our condo, nor at our Resort.
What if something is not working at our condo ?
Our local Management Company maintains the condo in top condition and it is rare that anything is faulty or damaged.  However we will provide you with the contact information of our Management Company.  They are available 24/7 in the unlikely event that you encounter a problem with your stay.
Does the porch have a screen ?
Yes. There is a fine screen allowing in the spectacular Florida sun while keeping out the bugs.
Do you provide air conditioning and heat ?
Yes, our condo has central air conditioning and heat at no additional charge.  
Are your kitchens fully equipped ?
Yes, we have a fully equipped kitchen with cooking utensils, silverware, dishes, stove, microwave, refrigerator, coffee maker, toaster and dishwasher, everything you need.
Are linens and towels provided ?
Yes, all linen and bath towels are provided in the condo, including to towels for the pool area.  We ask that you supply your own linens for the crib.
Are there laundry facilities ?<
Yes, a washer, dryer, iron and ironing board is in our condo.
How does the high-speed internet work ?
You can use the free wireless internet or just plug the ethernet cable into your computer.  You will be given a login and password to access the wi- fi when you have paid the final balance.
